Our Services

Space 120 Architects provides a variety of architectural services to suit your needs and budget. We have a range of service packages ranging from a limited design and planning service to a full architectural service from project inception to completion.

The Royal Institute of British Architects (RIBA) has outlined the key stages of work for any construction project. We use these stages as a framework for structuring our services.

​STAGE 1 / PREPARATION AND BRIEF

Following an initial, free, consultation we prepare a brief for your project summarizing your needs and aspirations and highlighting your key goals.

 

​STAGE 2+3 / OUTLINE DESIGN

​We undertake a measured survey of the property and produce several preliminary designs based on your brief. The proposals will include easy-to-understand plans together with any models and precedent images that are necessary to communicate our ideas. Our designs take into account local planning legislation, relevant building regulations and, crucially, your budget. We help you to understand the practical and commercial impact of each option and work with you to develop a final design.

When you are happy with the design, we apply for the relevant planning consents and liaise with the Local Authority on your behalf to achieve the best possible outcome.

 

STAGE 4 / TECHNICAL DESIGN

​After any planning approvals are granted, required consultants, such as structural engineers, are employed*, the technical details of the project are finalized and a detailed set of drawings is submitted for Building Control approval. 

At this stage, you may choose to appoint a contractor and manage the construction phase of the project yourself.

If project management is not in your skill set, we can provide a full contract administration service. This begins with producing a set of detailed pricing documents including a Schedule of Works which is a detailed list of everything that will be included in the cost of the project.

 

STAGE 5 + 6 / CONSTRUCTION

​We obtain tender prices from several contractors and help you to compare your options and select a contractor. We will then prepare and a administer a contract between you and the builder. Our role include overseeing the programme and site works and certifying payments. This involves regular site visits and dealing with the day-to-day issues that arise on site. Following completion, we will make final inspections and advise on any rectification work required.

 

*We are able to recommend experienced consultants with whom we regularly work. We are also  very happy to work with your own team of people.
